Our Build On Your Lot Process

1. Discover

Our relationship begins like any good relationship should begin: with a conversation!

We meet with you and any other key decision-makers to discuss your ideal home and homesite. If you already own your land, we walk it together to identify the ideal build site and analyze any potential challenges.

Still searching for the perfect property? We will work with you to find the right location. Asha is a licensed Real Estate agent and can connect you with terrific lenders who specialize in financing land purchases.

2. Design

Choose from one of our proven designs or start from scratch! Selecting one of our floorplans allows the process to continue at a quicker pace, but our ultimate goal is to ensure that we build the right plan for your family.

Our plan designer will produce a preliminary floorplan free of charge. We won't require an initial deposit until we are ready to complete all the details of the design and begin selecting the interior finishes.

3. Select

The blueprint is the canvas, and this is where you become the painter!

We have an extensive base of preferred vendor partners, and we will connect you with them to select the perfect finishes for your dream home.

However, if this is not your forte, Asha and her team of designers can provide curated choices to simplify the process and ensure a tasteful aesthetic that achieves your vision!

4. Contract

With the floorplan and selections finalized, we will reach a final sales price for building your dream home on your land!

We will review exactly what finishes are to be installed in which locations and verify that everyone's expectations are aligned for a successful build. We will also agree on a framework for the timing and documentation process for any potential change orders during the build process.

With the cost determined, we will collect the earnest money deposit so we can begin the engineering and permitting process while you secure your construction financing. We can also connect you with local banks that specialize in construction financing.

5. Build

We are, first and foremost, home builders, and we are excited to share our passion with you!

Pre-Construction Meeting - We kick off the build by ensuring that your vision is achieved.

Weekly Status Calls - Throughout the process, we schedule regular updates to keep you informed and address any concerns along the way.

Pre-Drywall Meeting - Once the home is ready for sheetrock, we meet to verify the location of mechanical components and address any last-minute requests before cover up.

New Home Introduction - Upon completion of the home and our third-party inspections, the team will walk you and your family through the home and demonstrate the operation of every component. This is also an opportunity to see the home through your eyes together, so we can correct any deficiency we may have overlooked before closing.

6. Live

We include a ten-year limited, transferable structural home warranty administered through Maverick Warranty. We cover material and workmanship for one year, while plumbing, electrical, and heating and cooling systems are covered for the first two years.

If you discover a warrantable deficiency, simply submit a warranty claim through your Maverick homeowner's portal and a representative will contact you to schedule the work.

Warranty Protection That Goes the Extra Mile

Every Talisman Custom Home includes a ten-year limited, transferable structural warranty administered by Maverick Warranty, along with a two-year warranty on systems and one-year warranty on materials and workmanship.

But we don't stop there. We perform two industry-exclusive quality reviews to ensure your complete satisfaction.

One Month Quality Review

One month after closing, your builder meets with you for a comprehensive walkthrough. Sometimes small details become apparent only after you've lived in the home, and this is our opportunity to make things right. We'll help you register manufacturer's extended warranties so you don't miss important deadlines, and we'll bring a painter to handle any minor touchups needed after move-in.

One Year Warranty Review

Around the 11-month mark, we perform a second quality walk to document and address any warrantable items before your one-year coverage period ends. Our painter returns to ensure your home looks as beautiful as the day you moved in.

Simple Warranty Management

Managing your warranty is effortless with Maverick's homeowner portal. Submit claims online, track progress, and communicate directly with our warranty team.

  • Build: Kick off with a pre-construction meeting, hold weekly status calls, conduct a pre-drywall meeting, and perform third-party inspections before completion. We provide a New Home Introduction to demonstrate systems and correct deficiencies before closing.
  • Live: Warranties and post-closing quality reviews, including a one-month quality review and eleven-month warranty review, plus help registering extended manufacturer warranties.
